Fall 2022 Real Estate Outlook

2020 and 2021  saw historic real estate sales activities in Western North Carolina and particularly the Highlands – Cashiers – Sapphire Valley corridor.

2022 inventories are beginning to increase, very slightly. Some listings are coming available but we still have many more buyers than sellers. However, the crazy 'list it and sell it the same day' environment has faded. Buyers are  taking more time and requiring detailed inspection reports very early in the process.  Many  Brokers are encouraging sellers to pay for an inspection report before listing so there are no surprises!

Inflation and the resulting increases in almost all products and services is taking a toll on real estate sales, albeit very little.  There are still more buyers than sellers.

Prices for residential properties are still high as compared to pre-pandemic levels but this could be our new norm! As you can see with the price below, the least expensive townhome and single family residential property is more than double from two years ago.  With inventories low, interest rates on the rise and inflation fears, this is a tough market for buyers and now sellers. 

We anticipate the market slowing a bit later this year.
